Deflation and the Gold Price Trajectory

The Great Correction gave notice: it’s not going away.

On Friday, the Dow rose 42 points. The gold price advanced towards $1,600. Oil seems to be headed for $100.

With gold over $1,600, is it time to sell? Nah…not even close. It will have to go to $2,500 just to reach the high – adjusted for inflation – set 30 years ago.

But a lot of water has gone under the bridge in the last 3 decades. And almost every drop of it gurgles to us: Gold will go higher.

There’s much more debt than there was 30 years ago…and much more ‘funny money.’ What’s more, Paul Volcker is no longer at the Fed. This time, America’s central bank is run by Ben Bernanke…who has made it very clear what his response to crisis will be – print more money!

The Texas House of Representatives passed HB 2761 which requires Texas Home Owners Associations to operate openly. Under HB 2761, HOAs may no longer foreclose on an assessment lien if the debt consists solely of fines assessed by the association, attorney’s fees incurred by the association solely associated with fines assessed by the association or amounts added to the owner’s account for open record requests. The bill places all Texas Home Owners Associations subject to Open Meetings, Open Records and records retention. The Bill also reforms HOA elections by establishing the right for homeowners to vote in HOA elections, the right to run for the board and procedures for open voting.

“The purpose of HB 2761 is to ensure that Texas HOAs operate with transparency and openness. The bill empowers homeowners with the right to Open Meetings, access to records, and voting rights without restrictions,” said Representative Garza.

To quote an often cited rule of thumb–and cliche–of the industry, “real estate is inherently local.” So it goes, successful investments depend on an intimate knowledge of the market: its demand drivers, demographics, growth potential, and the dynamics of the local economy. Unsurprisingly, this is why real estate investment funds require experienced operating partners in joint ventures. And why would we expect anything different? Meridian Design Build Breaks Ground on 100k Build to Suit

Meridian Design Build recently broke ground on a 100,000SF build to suit for developer Venture One Real Estate at Loves Park Corporate Center. The fast-track project, scheduled to be completed in the 4th quarter of this year, will serve as a warehouse/distribution facility for Danfoss Drives, a privately held global company that specializes in the manufacture, sales, and service of variable speed drives and electronic motor controls.

The Danfoss project is the second building to be constructed within Loves Park Corporate Center, a 57 acre business park that fronts the Northwest Tollway (I-90/I-39) approximately ½ mile north of the four way interchange at Riverside Boulevard.
